Brandywine Realty Trust Opens Flex Office Space Platform Bex

Companies like WeWork, Industrious, Knotel and Convene have established a successful business model of acquiring space to lease out to businesses of all sizes to use as a flexible office environment. Now Brandywine Reality Trust is entering the arena, but is taking a different approach in doing so—by leasing its own space to businesses looking for flex office space directly.

Brandywine recently announced it launched Bex, short for Brandywine Experience, a new amenity platform exclusively for its tenants. Bex will provide flexible work and community space in key Brandywine properties and let its users  have the convenience and freedom to work in a way that will increase productivity and enhance their quality of life.

Bex spaces are designed to provide employees relaxed and stylish work environments with free Wi-Fi, a kitchen and bar areas, coffee and water service, private conference room booking, twice daily cleaning service, on-site printing and additional office services. Brandywine’s tenants  can also use amenity spaces that are unique to each Bex location like the lounges and larger assembly areas, where applicable.

People who want to access Bex in a different market while they are traveling can do so by registering online to secure space and ensure easy day-of access. Meanwhile, in-market users can enjoy amenities in nearby buildings on a first come, first served basis when they need a change of scenery during the day. Tenant companies can also reserve space to host special events and programming via Bex.

Bex plans to open several Brandywine properties this fall; 8260 Greensboro Drive in Tysons, Virginia launched in September and Commerce Square in Philadelphia will open in November. The program is also being piloted at 555 East Lancaster Avenue in Radnor, Pennsylvania with workspace and lounge areas available. Services will be available Monday throughout Friday from 6:00 am until 8:00 p.m. expanded access is available upon request.

Brandywine created Bex to address tenants’ evolving needs and the growing demand for flexible office space. Brandywine announced a partnership with LiquidSpace earlier this year, which will allow companies ranging in size from startups to large enterprises to leverage space across Brandywine’s Philadelphia and suburban Pennsylvania portfolios.

“Our tenant base is more than a network of businesses—it’s a network of people,” Brandywine Realty Trust president and CEO Jerry Sweeney said in a statement. “These people are the key to business success at our tenant companies, and top talent is increasingly working in a variety of non-traditional settings. By providing flexible work and community space as a free tenant amenity platform-wide, we’re not only doubling down on our commitment to creating a portfolio that includes exceptional, well-designed, amenity-rich complexes adjacent to growing residential areas and transit hubs – we’re also providing dynamic workplaces for companies seeking spaces that empower their employees and advance their goals.”
